Privacy Policy

This policy explains what personal data Homeir collects when you use homeir.ie, why we collect it, how long we keep it and the rights you have under the GDPR and the Irish Data Protection Act 2018.
Who we are
Homeir (sole trader - company registration in progress) operates homeir.ie (“Homeir”, “we”, “us”). We are the data controller for the personal data described below. For any privacy question or to exercise your rights, contact us at privacy@homeir.ie.
What we collect
- Property details you enter - the address, Eircode, asking price and attributes of a home you are researching, and any screenshots you upload for extraction.
- Bidding activity - offers, rival bids, notes and outcomes you log in the bid tracker on a report.
- Search-journey answers - when the coach asks about your search (how a viewing went, which agent is handling a sale, what a survey flagged, the final price) and you answer, we store that answer against the tracked property. These questions are always optional: skip or ignore one and it is not asked again, and nothing is recorded unless you actually tell us. We use these answers to improve your own guidance and, in aggregate and never in a form that identifies you or a negotiation, to build market statistics such as typical over-asking behaviour.
- Account & contact - your email address (used to create your account and send sign-in links) and the reports linked to it.
- Payment - handled by Stripe. We receive confirmation that a payment succeeded and the email used; we never see or store your card details.
- Technical - standard server logs and two functional cookies (see our Cookie Notice). We do not use advertising or third-party analytics cookies.
The property address and bidding behaviour you enter may constitute personal data about you (and, where an address identifies a current occupant, potentially about others). We treat all of it as personal data and handle it accordingly.
Why we use it, and our lawful basis
- To produce your report and run your account - performance of our contract with you (Article 6(1)(b) GDPR).
- To send sign-in links and payment receipts - performance of our contract, and our legitimate interest in securing accounts (Article 6(1)(f)).
- To keep the service secure and prevent abuse (rate limiting, fraud prevention) - our legitimate interests (Article 6(1)(f)).
- To meet legal obligations - e.g. retaining transaction records for tax (Article 6(1)(c)).
We do not sell your personal data, and we do not use it to train AI models. Screenshots and property details are sent to our AI sub-processor only to extract listing fields and answer your coaching questions for that report.
Who we share it with (sub-processors)
We use a small number of trusted providers to run Homeir. Each processes personal data only on our instructions under a data-processing agreement:

Where a provider processes data outside the EEA (e.g. in the USA), that transfer is covered by the European Commission’s Standard Contractual Clauses or an equivalent safeguard.
How long we keep it
We keep your account and reports while your account is active so you can return to them. If you ask us to delete your account we remove your reports, bidding data and email, except where we must retain limited transaction records to meet tax and accounting obligations (generally six years). Anonymous, non-identifying market aggregates may be retained.
Your rights
Under the GDPR you have the right to:
- access the personal data we hold about you;
- have inaccurate data corrected;
- have your data erased (“right to be forgotten”);
- restrict or object to certain processing;
- receive your data in a portable format;
- lodge a complaint with the Irish Data Protection Commission (dataprotection.ie).
To exercise any of these, email privacy@homeir.ie. We respond within one month.
Changes to this policy
We may update this policy as Homeir develops. Material changes will be reflected in the “last updated” date above and, where significant, notified by email.
