These terms govern your use of homeir.ie. By using Homeir or buying a report, you agree to them. Please read the section on research versus advice carefully - it is the most important one.
What Homeir is
Homeir is a research tool for people buying a home in Ireland. You give us a property’s details; we assemble a report - a valuation range built from Property Price Register closed sales, plus energy, environmental, planning and area information from public data sources - and an AI coach that answers questions grounded in that report.
Research support, not financial or valuation advice
Homeir provides research and negotiation coaching. It is not financial advice, not investment advice, not a professional property valuation, and not a survey. Our figures are estimates derived from public data and statistical models. They can be wrong, incomplete or out of date.
- The valuation band is a guide, not a certified valuation. For a formal valuation, engage a qualified valuer or your lender’s panel.
- Flood, radon, air and noise information is a screening from public datasets at area or grid resolution - not a property-level survey. Always verify at the official sources we cite and, where relevant, commission a survey.
- Bidding suggestions are illustrative. What you offer for a home is your decision and your risk alone.
You are responsible for your own due diligence - a structural survey, solicitor’s searches, planning and title checks, and independent financial advice - before you commit to buy.
Accounts
Your account is created from the email you use at purchase and accessed by a single-use sign-in link - there is no password. Keep access to your email secure; anyone with your inbox can sign in. Tell us at hello@homeir.ie if you suspect misuse.
Price, payment and refunds
Homeir is sold as a subscription: Plus at €29 per month (unlimited reports) and Pro at €99 per three months (unlimited reports plus the journey features), each inclusive of VAT where applicable and renewing automatically until cancelled. Reports bought as one-off purchases before subscriptions were introduced remain unlocked. Payment is processed securely by Stripe. Because reports are digital products delivered immediately, you agree that we begin supplying them right away and that your statutory right to cancel a digital purchase is lost once delivery has begun; you may cancel the subscription itself at any time, effective at the end of the paid period.
That said, if a report failed to generate, is materially broken, or you were charged in error, email hello@homeir.ie and we will put it right, including a refund where fair.
Acceptable use
You agree not to:
- scrape, resell or redistribute reports or the underlying data in bulk;
- use Homeir to research properties for unlawful purposes or to harass any occupant;
- attempt to break, overload or reverse-engineer the service.
Data sources
Homeir builds on public datasets from the PSRA, SEAI, EPA, OPW, government planning data and OpenStreetMap. Those bodies do not endorse Homeir and are not responsible for how we present their data. See our Data & Attributions page for the full list and licences.
Limitation of liability
To the fullest extent permitted by law, Homeir is provided “as is”. We are not liable for any loss arising from decisions you make based on a report - including the price you pay for a property, a purchase that falls through, or issues a survey would have found. Nothing in these terms limits liability that cannot be limited by law, including for death or personal injury caused by negligence, or for fraud. Your statutory rights as a consumer are unaffected.
Governing law
These terms are governed by the laws of Ireland, and the Irish courts have jurisdiction. If any provision is found unenforceable, the rest remain in force.
